Description of Project
This project involved the whole of Slade Parry Limited as we acted as lead consultant, design consultant, contract administrator and quantity surveyor direct to the school, we also dealt with Somerset County Council where necessary on behalf of the school.
The project involved the construction of 330m² single storey extension which joins onto the existing Rod Dover Building. The extension is constructed on the site of two Pratton classrooms and a section of the existing playground with the new emergency access road crossing the existing playing fields.
Designed by our in house team based in Yeovil, with the addition of Structural Engineers and Building Services Engineers all liaison passed through Slade Parry Limited (Minehead).
A detailed drawings and specification package was put out to tender with Halsall Limited of Bath providing the most competitive tender. The works on site commenced in August 2010 and were complete in February 2011 for the original Reception Building and May 2011 for the additional Dining Room extension.
The Reception building has been constructed to provide three large classrooms, a new school reception, ancillary offices, first aid room, therapy room, stores and disabled wc. These replace the previous Pratton units and provide an additional classroom and new DDA accessible reception.
The extension has needed to follow the principals already set on the adjoining building, with the construction following that through. This comprises a steel portal frame which sits on trench fill pit foundations. The ground floor is a beam and block construction due to the existing levels within the adjoining building and the surrounding site.
The external walls are built of trench fill foundations and are masonry in construction with a facing brick outer leaf. Windows and external doors were powder coated aluminium double glazed units with restricted opening apertures. The roof is formed using infill cut timber members and then covered with plain tiles to the pitched sections and GRP to the flat section.
The buildings have been completed and fitted out ready for use by the school including all finishes and decorations. The building incorporated electrical installations including telephone and computer wiring plus mechanical installations including under floor heating and ventilation.
Specialist systems included a complete fire alarm installation and access control systems to a number of the internal doors and external gates.
The site works included forming a grasscrete emergency access road for the whole school site, access ramps and steps to deal with the changes in levels and the DDA requirements have been constructed as has a new landscape area with seating for visiting parents.
An interesting part of this project is the closeness with which we have worked with the school to ensure they commissioned a building fit for their purpose which also met their tight and non adjustable financial allowance. The high standards required under Building Bulletins for Schools as well as the current Building Regulations also had to be conformed to. We are happy to advise that all of these have been met.
Following this success the school had by detailed negotiation increased the project to include an additional single storey extension on the other end of the building; this provides a new dining area. Works have now completed on the extension and the works were completed under the budget figure of £165,000.00
Consultant Services Provided
The Pre-Contract Services carried out on this project included preparing a brief for the school, seeking competitive quotations, putting together a full design team, preparing and obtaining planning and building regulation approval, budgeting, advice on procurement methods, preparation of working drawings and a detailed specification/schedule of works, issuing and dealing with the tender process, checking, reporting and negotiation based on the tenders received.
The Post-Contract Services included the continual site monitoring, contract administration, cost monitoring and liaison between parities and dealing with contractual matters such as the issuing and valuing of instructions, dealing with changes in the completion date, the agreement and certification of monthly valuations and finally the preparation and agreement of the Final Account.
It was great to work so closely with the school to achieve their goal.
