DESCRIPTION OF THE PROJECT:
The project involved the
redevelopment of an existing builders merchants premises including
the demolition of a number of smaller buildings and the construction
of a new self select/storage building. The contract was split
into three phases namely the alterations to the front boundary
and the visibility splay to the main entrance, the construction
of the new main building with its associated site works and
the re-surfacing and extension of the rear service yard. The
new building has a total internal floor area of 1,784m5 and
accommodates the new branch offices with associated storage
and welfare facilities, a self select retail area with a mezzanine
floor providing additional space, two large storage areas
for bagged and heavy goods, a new tool hire centre and additional
covered storage for timber.
The main building comprises
a steel portal framed structure on stanchion bases and trench
fill foundations, facing brick cavity walls to the front elevation
and to first floor level to the perimeter of the building
with insulated profiled metal cladding to the remainder of
the walls and the roof. The upper floor to the offices is
formed with precast concrete plank units, while the 295m5
mezzanine floor has an independent steel frame with chipboard
decking on timber joists and an associated staircase. All
internal partitions, column and beam casings are constructed
for a proprietary metal framed system. The building was completed
and fitted out ready for use by the Employer including all
finishes, decorations, electrical installations and mechanical
installations including a wet heating system to the offices
and space heating to the self select area.
Ancillary works included
the construction of new retaining walls, tarmac road and parking
areas, a reinforced concrete yard, perimeter fencing and gates,
all foul and surface water drainage and connections of external
services.
CONSULTANT SERVICES PROVIDED:
The Pre-Contract Services
carried out on this project involved the initial budgeting,
the preparation of the Bills of Quantities, co-ordination
of the tender documents and reporting on the tenders received.
The Post-Contract Services
carried out on this project involved the continual cost monitoring
and cost reporting on the project, the agreeing and certifying
of monthly valuations, dealing with all Contractual matters
and the preparation and agreement of the final account. Cost
information was provided to the BCIS.
